Abstract
Research evidence from the United Kingdom, mainland Europe, North America and elsewhere shows that light rail (tram and light metro) investment increases accessibility and extends labour market catchment areas. Light rail can also: increase land values and property prices; boost inward investment, employment and city image; help regenerate Central Business Districts and brownfield industrial areas and develop new sites. Transport investment should be combined with other favourable conditions. Geographical location matters and transit-oriented development is important.
